Who we are
AbleAbode (ableabode.com.au) is an Australian marketplace connecting NDIS providers offering Supported Independent Living (SIL) and Specialist Disability Accommodation (SDA) vacancies with participants, families, and support coordinators looking for a home. This policy explains what information we collect through the website, why, and how it's protected.
What we collect
If you create a provider account:your email address, a securely hashed password (we never see or store your actual password — see "How we protect your information" below), and details about your organisation (name, description, team members and their roles).
If you create a house hunter account:your email address and a securely hashed password, the listings you save ("favourite"), and a record of the enquiries you send.
If you submit an enquiry about a listing — whether or not you have an account — we collect your name, email, phone number (optional), your message, and, if you choose to provide it, information about the person the enquiry is for: their age, disability, and any other details you add. These last three fields are always optional and exist so a provider can assess whether a home is a genuine fit without a back-and-forth — you control exactly how much you share.
If you list a property as a provider:the listing content you enter (description, photos, video link, structured details about who currently lives there — age, disability, interests — and who would be a good fit), the suburb/state/postcode, and, if you choose to enter one, a precise street address used only to position the listing accurately on our map (see "Location privacy" below).
Location privacy
If a provider enters a precise street address, that address and its exact coordinates are stored in a separate, locked-down part of our database that is never publicly readable — not even by other signed-in users. Every public map only ever shows a randomly offset point within roughly a 1km radius of the real location, never the exact address. This is a deliberate design choice, not an accident: the true location of a home where NDIS participants live is treated as sensitive regardless of who's asking.
How we use your information
- To operate the marketplace — showing listings, letting providers manage them, and passing enquiries through to the relevant provider.
- To let you sign in, save homes, and see your own enquiry history.
- To communicate with you about your account or an enquiry you've sent or received.
We do not sell your information to anyone, and we do not use it for advertising.
Who we share it with
An enquiry you submit is shared only with the provider for that specific listing. Information about who currently lives in a home, or who would suit it, is entered by the provider and shown publicly as part of the listing — providers are responsible for only sharing what the residents have consented to being made public.
We use a small number of service providers to run AbleAbode, each only able to access what they need to do their job:
- Supabase — our database, authentication, and file storage provider, hosted in Sydney, Australia.
- Vercel— hosts the website. Vercel Analytics, if enabled, is cookie-free and only reports aggregate page-visit statistics — it doesn't identify individual visitors.
- Google— the suburb and address autocomplete, and the map view, are powered by Google Maps Platform. When you use these features, the text you type is sent to Google to generate suggestions; Google's own privacy policy applies to that.
How we protect your information
Passwords are never stored in plain text — only a one-way cryptographic hash, which means nobody, including us, can ever look up or recover your actual password. Every table in our database has row-level security enabled, so, for example, one provider organisation can never read another's enquiries or precise addresses. Enquiries and precise street addresses specifically have no public read access at all.
Your rights
You can ask us to access, correct, or delete the personal information we hold about you. Because AbleAbode doesn't yet have an automated way to action these requests, email hello@ableabode.com.au and we'll action it directly.
Children and vulnerable people
Some information on this platform — particularly about who currently lives in a listed home — may relate to people who did not themselves create an AbleAbode account, including children or people with cognitive disability. Providers entering this information are responsible for having a proper basis to share it publicly.
