What AbleAbode is
AbleAbode (ableabode.com.au) is a marketplace that lets NDIS providers list Supported Independent Living (SIL) and Specialist Disability Accommodation (SDA) vacancies, and lets participants, families and support coordinators search for and enquire about them. By using AbleAbode, you agree to these terms.
What AbleAbode is not
AbleAbode is not a party to any tenancy, support, or care arrangement between a provider and a participant. We don't vet the quality of support provided, arrange inspections, hold deposits, or guarantee that a listed vacancy is still available. Any agreement reached through an enquiry is entirely between the provider and the enquirer.
Accounts
There are two kinds of account: a provider account, for organisations listing vacancies, and a house hunteraccount, for people searching for a home. You're responsible for keeping your login details secure and for the accuracy of information you provide. One account per person — don't share logins.
Provider responsibilities
- Listings must be accurate, currently available, and kept up to date — unpublish a listing once a vacancy is filled.
- Providers are solely responsible for their own compliance with NDIS registration requirements and any other applicable law.
- A "Verified" badge reflects a manual check performed by AbleAbode at a point in time — it is not a guarantee, ongoing certification, or endorsement of the quality of support provided.
- Providers are responsible for having a proper basis to publish details about current or prospective residents, and for responding to enquiries in good faith.
House hunter and general user conduct
Don't submit false information in an enquiry, misuse contact details you receive, or attempt to access another account or another organisation's data.
Content
Providers retain ownership of the listing content they submit (descriptions, photos, video links) and grant AbleAbode a licence to display it on the platform for as long as the listing exists. Content must not infringe anyone else's rights or contain anything unlawful.
Disclaimers and liability
AbleAbode is provided "as is". To the maximum extent permitted by law, we exclude liability for any loss arising from your use of the platform, including reliance on listing information, the accuracy of a "Verified" badge, or any arrangement made with a provider. Nothing in these terms excludes any right or remedy you have under the Australian Consumer Law that cannot be excluded.
Ending your account
You can stop using AbleAbode at any time. We may suspend or close an account that breaches these terms or misuses the platform.
Governing law
These terms are governed by the laws of New South Wales, Australia.
Changes to these terms
We'll update this page as the platform changes, and update the date at the top when we do.
